In December, single-family home sales rose from 158 in November to 168, marking a 17% increase compared to the previous year.
Number Of Sales
Condo sales also saw a slight increase from 45 in November to 46 in December, representing a 53% jump year-over-year from 30. Conversely, land sales fell from 132 in November to 105 in December, although this still reflects a 9% increase compared to the same time last year.
Average Days On Market
In December, the average days on the market for single-family homes increased to 88 days, up from 73 days in November and significantly higher than 45 days a year ago. In North Kona, the average was 85 days, compared to 57 days last year. Condo listings averaged 70 days on the market, up from 60 days in November and much longer than 29 days last year. Land listings saw an average of 117 days, an increase from 88 days in November and slightly higher than 103 days last December.
Median Sales Price
The median sales price for single-family homes on Hawaii Island decreased from $550,000 in November to $507,500 in December. Condo prices decreased from $650,000 to $464,500. Land prices rose to $55,000 in December from $42,750 in November.
