New listings last month on Maui remain well below the number of new listings when compared to this time last year, down by 36%. Similar to neighboring islands, the number of sales has decreased significantly when compared to this time last year.

In April, there were 90 single-family homes sold, which is up slightly from March when there were 73 sales. This represents a decrease of 49% when compared to April 2022.
There were 122 condos sold last month on Maui, representing a 34% decrease compared to last year. This represents a significant increase when compared to February 2023 when there were 67 condos sold.
The average days on the market for single-family homes decreased from 109 days in March to 75 days in April. This represents an increase of 10% when compared to this time last year.
The average days on the market for condos increased from 69 days in March to 72 days in April. This represents a decrease of 22% when compared to this time last year.
In April, the median sale price for single-family homes in Maui was $1,100,000, compared to $1,191,000 in March. This represents a 12% decrease when compared to April 2022.
For condos, the median sales price last month increased from $798,250 in March to $888,000 in April. This represents an increase of 8% compared to the previous year at this time.
