Maui Real Estate Market Update: December 2024

In December there were 93 new listings for single-family homes and 168 new listings for condominiums.

Compared to this same time last year that is an increase of 13.4% for single-family homes and a decrease of 7.7% for condos. Inventory increased 63.2% for single-family homes and 105.3% for condominium homes.

In December, there were 56 single-family homes sold, 7 fewer than the prior month. When compared to December 2023 this is a decrease of 1.8%.

There were 53 condos sold last month on Maui, up from 49 sales in November. When compared to this time last year, this represents a decrease of 43.6%.

The average days on the market for single-family homes decreased in December to 129 days. This represents an increase of 34.4% when compared to December 2023.

The average days on the market for condos decreased from 130 days in November to 117 days in December. This represents an increase of 18.2% when compared to this same time last year.

In December, the median sales price for single-family homes on Maui was $1,374,238, up slightly from the prior month when the median sales price was $1,300,000. This represents an increase of 14.5% when compared to December 2023.

For condos, the median sales price increased from $715,000 in November to $860,000 in December. This represents an increase of 1.2% when compared to this same time last year.
