Maui Real Estate Market Update February 2025: In February there were 98 new listings for single-family homes and 142 new listings for condominiums.
Compared to this same time last year that is an increase of 4.3% for single-family homes and a decrease of 7.8% for condos. Inventory increased 71.4% for single-family homes and 167.3% for condominium homes.
In February, there were 48 single-family homes sold, 10 less than the prior month. When compared to February 2024 this is a decrease of 22.6%.
There were 50 condos sold last month on Maui, just 3 less than sold in January. Compared to this time last year, this represents a decrease of 23.1%.
The average days on the market for single-family homes increased in February to 126 days. This represents an increase of 3.1% when compared to February 2024.
The average days on the market for condos decreased from 140 days in January to 132 days in February. This represents an increase of 85.9% when compared to this same time last year.
In February, the median sales price for single-family homes on Maui was $1,395,319, up from the prior month when the median sales price was $1,187,500. This represents an increase of 9.7% when compared to February 2024.
For condos, the median sales price increased from $675,000 in January to $945,000 in February. This represents an increase of 27.7% when compared to this same time last year.
