Maui Real Estate Market Update January 2025: In January there were 102 new listings for single-family homes and 164 new listings for condominiums.
Compared to this same time last year that is a decrease of 6.4% for single-family homes and an increase of 8.6% for condos. Inventory increased 78.9% for single-family homes and 164.0% for condominium homes.
In January, there were 58 single-family homes sold, 2 more than the prior month. When compared to January 2024 this is an increase of 1.8%.
There were 53 condos sold last month on Maui, no change when compared to December. Compared to this time last year, this represents a decrease of 43.0%.
The average days on the market for single-family homes decreased in January to 119 days. This represents an increase of 3.5% when compared to January 2024.
The average days on the market for condos increased from 117 days in December to 140 days in January. This represents an increase of 81.8% when compared to this same time last year.
In January, the median sales price for single-family homes on Maui was $1,187,500, down from the prior month when the median sales price was $1,374,238. This represents a decrease of 11.6% when compared to January 2024.
For condos, the median sales price decreased from $860,000 in December to $675,000 in January. This represents a decrease of 15.6% when compared to this same time last year.
