Maui Real Estate Market Update: July 2024 Market Overview
In July there were 91 new listings for single-family homes and 136 new listings for condominiums.
Compared to this same time last year that is an increase of 12.3% and 47.8% respectively. Inventory increased 27.5% for single-family homes and 209.5% for condominium homes.
In July, there were 56 single-family homes sold, which is down from June when there were 65 homes sold. This represents a decrease of 18.8% when compared to July 2023.
There were 64 condos sold last month on Maui, up from 59 sales in June. When compared to this time last year, this represents a decrease of 15.8%.
The average days on the market for single-family homes increased in July to 102 days. This represents a decrease of 16.4% when compared to July 2023.
The average days on the market for condos increased from 118 days in June to 149 days in July. This represents an increase of 55.2% when compared to this same time last year.
In July, the median sales price for single-family homes on Maui was $1,210,000, compared to
$1,350,000 in June. This represents an increase of 0.8% when compared to July 2023.
For condos, the median sales price last month decreased from $980,000 in June to $792,000 in July. This represents a decrease of 6.3% when compared to this same time last year.
