New listings last month on Maui continue to remain below the number of new listings when compared to this time last year, down by 46.2%. Similar to neighboring islands, the number of sales have decreased when compared to this time last year.
In June, there were 72 single-family homes sold, which is down slightly from May when there were 74sales. This represents a decrease of 16.3% when compared to June 2022.
There were 93 condos sold last month on Maui, representing a 39.6% decrease compared to last year. This represents a slight increase when compared to May 2023 when there were 90 condos sold.
The average days on the market for single-family homes decreased from 88 days in May to 69 days inJune. This represents a decrease of 6.8% when compared to this time last year.
The average days on the market for condos increased from 62 days in May to 73 days in June.This represents an increase of 15.9% when compared to this time last year.In June, the median sale price for single-family homes on Maui was $1,032,000, compared to$1,271,500 in May. This represents a 17.6%decrease when compared to June 2022.
For condos, the median sales price last month increased from $835,000 in May to $979,900 inJune. This represents an increase of 21.3%compared to the previous year at this time
