In November, there were 92 new listings for single-family homes and 145 new listings for condominiums.
Compared to this same time last year that is an increase of 33.3% for single-family homes and a 0.7% increase for condos. Inventory increased 54.3% for single-family homes and 138.5% for condominium homes.
In November, there were 63 single-family homes sold, 12 more than the prior month. When compared to November 2023 this is an increase of 31.3%.
There were 49 condos sold last month on Maui, down from 64 sales in October. When compared to this time last year, this represents a decrease of 7.5%.
The average days on the market for single-family homes increased in November to 146 days. This represents an increase of 29.2% when compared to November 2023.
The average days on the market for condos decreased from 141 days in October to 130 days in November. This represents an increase of 1.6% when compared to this same time last year.
In November, the median sales price for single-family homes on Maui was $1,300,000, no change when compared to the prior month. This represents an increase of 16.9% when compared to November 2023.
For condos, the median sales price last month decreased from $892,500 in October to $715,000 in November. This represents a decrease of 19.7% when compared to this same time last year.
