In October there were 79 new listings for single-family homes and 122 new listings for condominiums.
Compared to this same time last year that is a decrease of 4.8% for single-family homes and a 13.0% increase for condos. Inventory increased 36.2% for single-family homes and 168.1% for condominium homes.
In October, there were 51 single-family homes sold, which represents no change from September. When compared to October 2023 this is an increase of 6.3%.
There were 64 condos sold last month on Maui, up from 50 sales in September. When compared to this time last year, this represents an increase of 3.2%.
The average days on the market for single-family homes increased in October to 127 days. This represents a decrease of 1.6% when compared to October 2023.
The average days on the market for condos increased from 135 days in September to 141 days in October. This represents an increase of 24.8% when compared to this same time last year.
In October, the median sales price for single-family homes on Maui was $1,300,000, compared to
$1,408,287 in September. This represents an increase of 2.4% when compared to October 2023.
For condos, the median sales price last month decreased from $990,000 in September to $892,500 in October. This represents an increase of 9.2% when compared to this same time last year.
