Maui Real Estate Market Update: September 2024 Market Overview

In September there were 85 new listings for single-family homes and 98 new listings for condominiums.

Compared to this same time last year that is a decrease of 17.5% and 6.7% respectively. Inventory increased 42.1% for single-family homes and 241.9% for condominium homes.

In September, there were 51 single-family homes sold, which is down from August when there were 64 homes sold. This represents a decrease of 22.7% when compared to September 2023.

There were 50 condos sold last month on Maui, down from 66 sales in August. When compared to this time last year, this represents a decrease of 25.4%.

The average days on the market for single-family homes decreased in September to 118 days. This represents an increase of 12.4% when compared to September 2023.

The average days on the market for condos decreased from 159 days in August to 135 days in September. This represents an increase of 31.1% when compared to this same time last year.

In September, the median sales price for single-family homes on Maui was $1,408,287, compared to $1,325,000 in August. This represents an increase of 8.8% when compared to September 2023.

For condos, the median sales price last month decreased from $1,000,000 in August to $990,000 in September. This represents an increase of 27.1% when compared to this same time last year.
