A mini-construction boom has hit West Hawaii this year with plenty of new and renovated properties and commercial developments coming online in the next six months to two years. BREW
Already built and ready for tenants, has three lots around Pawai Place and is anchored by the Kona Brewing Co. brewery and pub. The site also includes the buildings currently referred to as the Brewery Block mauka and makai buildings and a 1.7-acre lot at BREW’s entrance.
Two local restaurants, Umekes, and Sushi Shiono, have their signs up and are ready to move into the new buildings and according to an article in West Hawaii Today, the space on that lot is 1.7-acres and also features space for outdoor seating, a restroom building, and shade structure.
West Hawaii Today also reported that Ben Vanegtern, owner of Puna Chocolate Co. hopes to open by November and past banana-farm owner, Richard Ha, CEO of medical cannabis company Lau Ola, said they expect to open a dispensary in that area toward the end of the year.
Niumalu Marketplace
Driving by the Niumalu Marketplace construction site, situated on 20 acres off Henry Street and makai of Queen Kaahumanu Highway, you see constant construction activity. Niamalu MarketplaceDevelopers broke ground on the $95 million project in June. The 14-building, 180,000-square-foot marketplace will be anchored by a Safeway, which is slated to open a 63,000-square-foot building. The grocery chain’s new makai location will also include an 18-pump gas station that will offer fuel rewards and should prove “competitive” with the fuel operation a few miles north at Costco.
Safeway is currently inside a space measuring 46,130 square feet at Kona Crossroads Shopping Center. The new Safeway location is expected to open in the first quarter of 2020 with the whole center operating by the middle of 2020.
Fitness Forever, Cross Fit and Planet Fitness
Getting fit just got much easier with a number of new fitness facilities coming to or expanding in the region.
Fitness Forever Hawaii expanded into the former Hilo Hattie storefront across Ololi Road and has plans to open gyms in Pahoa and Waikoloa. Planet Fitness, meanwhile, tentatively plans to open its Kailua-Kona gym in the old Borders bookstore space on Henry Street in October. CrossFit Pohaku moved out of its old location off Alapa Street in the Old Kona Industrial Area into a 3,000-square-foot space next to The Club, just makai of the Lanihau Shopping Center and Kopiko Plaza.
Fried Chicken Anyone?
KFC meanwhile will be moving into a space in the Kona Coast Shopping Center on Palani Road, specifically the 2,067-square foot building formerly occupied by Wendy’s. KFC is currently located in a 1,822-square-foot space at Lanihau Center.
New Orleans Style Deli Opens in old Bleu Cupcakery space
Poi Dog Deli, 75-1022 Henry St. in Kona, opened across from Walmart and Safeway in April. The owners wanted to create the New Orleans style of a neighborhood deli, “where you can grab a beer out of the fridge, pop it open, order a sandwich, and munch on popcorn while waiting for your order.” They often have live music, too.
New Condominiums
About 1,120 feet north up Kuakini Highway, a two-story, eight-unit condominium — with lofts over the second floor — is being planned on the south side of Ololi Road and makai of Kopiko Plaza.
Kona Judiciary Complex
Prosecutors, public defenders and the Department of Public Safety are working to establish roots in Kailua-Kona as construction of the Kona Judiciary Complex comes into its final stages and should be ready for opening in spring 2019. The new courthouse sits on a 10-acre parcel located across Makala Boulevard from the Makalapua Center on the north side of Kailua-Kona.
Offices will be making the move from Kealakekua, where the current courthouse is located. While the Hawaii County Office of the Prosecuting Attorney has found a new home in a building being erected at the West Hawaii Civic Center, the Office of the Public Defender is searching for a new space in town.
Waikoloa Village Gets New Shopping Center
The 130,000-square-foot $40 million shopping center will encompass 19 square acres, with 35 retail stores filling spaces ranging from 800 to 35,000 square feet. Eighty-fiveWaikoloa Plaza percent of Waikoloa Plaza has been leased with tenants including Aloha Petroleum, Ace Hardware, Foodland, Fitness Forever, Family Health and Wellness, CrossFit AllStar, and dining outlets such as Balimo’s Pizza, Chef TK, L&L Hawaiian BBQ, Strato’s New York Pizzeria, SushHi, and Bodhi Tree Juicery. The developer is also in talks with Nail Salon, Island Holistic Healing, Verizon, Longs Drugs, Maui Taco’s, Dunkin’ Donuts, Denny’s, The UPS Store and McDonald’s, among others. A proposed 150-room hotel is another unique aspect that the developer hopes to add to the shopping center.
Waikoloa Resort Sees Expansion of Foster’s Kitchen
Fosters Kitchen, a “scratch kitchen” recently referred to as “slow-food” has done remarkably well in Kailua Kona on Alli Drive, so they are expanding operations to the King’s Shops in Waikoloa Resort. They have a planned opening date of mid-October and just had a hiring event this week! We wish them good luck in their new endeavors!
The New Wainani Estates. This conveniently located community in Kona includes 50 single-family homes just minutes away from the Kona International Airport off of Kaimanani Drive in North Kona.
